In this article, I'll go through general guidelines for what makes great college essays great. I've also compiled an enormous list of 100+ actual sample college essays from 11 different schools. Finally, I'll break down two of these published college essay examples and explain why and how they work. What Excellent College Essays Have in Common
Even though in many ways these sample college essays are very different from one other, they do share some traits you should try to emulate as you write your own essay.
Visible Signs of Planning
Building out from a narrow, concrete focus. You'll see a similar structure in many of the essays. The author starts with a very detailed story of an event or description of a person or place. After this sense-heavy imagery, the essay expands out to make a broader point about the author, and connects this very memorable experience to the author's present situation, state of mind, newfound understanding, or maturity level.
Knowing how to tell a story. Some of the experiences in these essays are one-of-a-kind. But most deal with the stuff of everyday life. What sets them apart is the way the author approaches the topic: analyzing it for drama and humor, for its moving qualities, for what it says about the author's world, and for how it connects to the author's emotional life.
Stellar Execution
A killer first sentence. You've heard it before, and you'll hear it again: you have to suck the reader in, and the best place to do that is the first sentence. Great first sentences are punchy. They are like cliffhangers, setting up an exciting scene or an unusual situation with an unclear conclusion, in order to make the reader want to know more. Don't take my word for it—check out these 22 first sentences from Stanford applicants and tell me you don't want to read the rest of those essays to find out what happens!
A lively, individual voice. Writing is for readers. In this case, your reader is an admissions officer who has read thousands of essays before yours and will read thousands after. Your goal? Don't bore your reader. Use interesting descriptions, stay away from clichés, include your own offbeat observations—anything that makes this essay sounds like you and not like anyone else.
Technical correctness. No spelling mistakes, no grammar weirdness, no syntax issues, no punctuation snafus—each of these sample college essays has been formatted and proofread perfectly. If this kind of exactness is not your strong suit, you're in luck! All colleges advise applicants to have their essays looked over several times by parents, teachers, mentors, and anyone else who can spot a comma splice. Analyzing Great Common App Essays That Worked
I've picked two essays from the examples collected above to examine in more depth so that you can see exactly what makes a successful college essay work. Full credit for these essays goes to the original authors and the schools that published them.
Example 1: "Breaking Into Cars," by Stephen, Johns Hopkins Class of '19 (Common App Essay, 636 words long)
I had never broken into a car before.
We were in Laredo, having just finished our first day at a Habitat for Humanity work site. The Hotchkiss volunteers had already left, off to enjoy some Texas BBQ, leaving me behind with the college kids to clean up. Not until we were stranded did we realize we were locked out of the van.
Someone picked a coat hanger out of the dumpster, handed it to me, and took a few steps back.
"Can you do that thing with a coat hanger to unlock it?"
"Why me?" I thought.
More out of amusement than optimism, I gave it a try. I slid the hanger into the window's seal like I'd seen on crime shows, and spent a few minutes jiggling the apparatus around the inside of the frame. Suddenly, two things simultaneously clicked. One was the lock on the door. (I actually succeeded in springing it.) The other was the realization that I'd been in this type of situation before. In fact, I'd been born into this type of situation.
My upbringing has numbed me to unpredictability and chaos. With a family of seven, my home was loud, messy, and spottily supervised. My siblings arguing, the dog barking, the phone ringing—all meant my house was functioning normally. My Dad, a retired Navy pilot, was away half the time. When he was home, he had a parenting style something like a drill sergeant. At the age of nine, I learned how to clear burning oil from the surface of water. My Dad considered this a critical life skill—you know, in case my aircraft carrier should ever get torpedoed. "The water's on fire! Clear a hole!" he shouted, tossing me in the lake without warning. While I'm still unconvinced about that particular lesson's practicality, my Dad's overarching message is unequivocally true: much of life is unexpected, and you have to deal with the twists and turns.
Living in my family, days rarely unfolded as planned. A bit overlooked, a little pushed around, I learned to roll with reality, negotiate a quick deal, and give the improbable a try. I don't sweat the small stuff, and I definitely don't expect perfect fairness. So what if our dining room table only has six chairs for seven people? Someone learns the importance of punctuality every night.
But more than punctuality and a special affinity for musical chairs, my family life has taught me to thrive in situations over which I have no power. Growing up, I never controlled my older siblings, but I learned how to thwart their attempts to control me. I forged alliances, and realigned them as necessary. Sometimes, I was the poor, defenseless little brother; sometimes I was the omniscient elder. Different things to different people, as the situation demanded. I learned to adapt.
Back then, these techniques were merely reactions undertaken to ensure my survival. But one day this fall, Dr. Hicks, our Head of School, asked me a question that he hoped all seniors would reflect on throughout the year: "How can I participate in a thing I do not govern, in the company of people I did not choose?"
The question caught me off guard, much like the question posed to me in Laredo. Then, I realized I knew the answer. I knew why the coat hanger had been handed to me.
Growing up as the middle child in my family, I was a vital participant in a thing I did not govern, in the company of people I did not choose. It's family. It's society. And often, it's chaos. You participate by letting go of the small stuff, not expecting order and perfection, and facing the unexpected with confidence, optimism, and preparedness. My family experience taught me to face a serendipitous world with confidence.
What Makes This Essay Tick?
It's very helpful to take writing apart in order to see just how it accomplishes its objectives. Stephen's essay is very effective. Let's find out why!
An Opening Line That Draws You In
In just eight words, we get: scene-setting (he is standing next to a car about to break in), the idea of crossing a boundary (he is maybe about to do an illegal thing for the first time), and a cliffhanger (we are thinking: is he going to get caught? Is he headed for a life of crime? Is he about to be scared straight?).
Great, Detailed Opening Story
More out of amusement than optimism, I gave it a try. I slid the hanger into the window's seal like I'd seen on crime shows, and spent a few minutes jiggling the apparatus around the inside of the frame.
It's the details that really make this small experience come alive. Notice how whenever he can, Stephen uses a more specific, descriptive word in place of a more generic one. The volunteers aren't going to get food or dinner; they're going for "Texas BBQ." The coat hanger comes from "a dumpster." Stephen doesn't just move the coat hanger—he "jiggles" it.
Details also help us visualize the emotions of the people in the scene. The person who hands Stephen the coat hanger isn't just uncomfortable or nervous; he "takes a few steps back"—a description of movement that conveys feelings. Finally, the detail of actual speech makes the scene pop. Instead of writing that the other guy asked him to unlock the van, Stephen has the guy actually say his own words in a way that sounds like a teenager talking.
Turning a Specific Incident Into a Deeper Insight
Suddenly, two things simultaneously clicked. One was the lock on the door. (I actually succeeded in springing it.) The other was the realization that I'd been in this type of situation before. In fact, I'd been born into this type of situation.
Stephen makes the locked car experience a meaningful illustration of how he has learned to be resourceful and ready for anything, and he also makes this turn from the specific to the broad through an elegant play on the two meanings of the word "click."
Using Concrete Examples When Making Abstract Claims
My upbringing has numbed me to unpredictability and chaos. With a family of seven, my home was loud, messy, and spottily supervised. My siblings arguing, the dog barking, the phone ringing—all meant my house was functioning normally.
"Unpredictability and chaos" are very abstract, not easily visualized concepts. They could also mean any number of things—violence, abandonment, poverty, mental instability. By instantly following up with highly finite and unambiguous illustrations like "family of seven" and "siblings arguing, the dog barking, the phone ringing," Stephen grounds the abstraction in something that is easy to picture: a large, noisy family.
Using Small Bits of Humor and Casual Word Choice
My Dad, a retired Navy pilot, was away half the time. When he was home, he had a parenting style something like a drill sergeant. At the age of nine, I learned how to clear burning oil from the surface of water. My Dad considered this a critical life skill—you know, in case my aircraft carrier should ever get torpedoed.
Obviously, knowing how to clean burning oil is not high on the list of things every 9-year-old needs to know. To emphasize this, Stephen uses sarcasm by bringing up a situation that is clearly over-the-top: "in case my aircraft carrier should ever get torpedoed."
The humor also feels relaxed. Part of this is because he introduces it with the colloquial phrase "you know," so it sounds like he is talking to us in person. This approach also diffuses the potential discomfort of the reader with his father's strictness—since he is making jokes about it, clearly he is OK. Notice, though, that this doesn't occur very much in the essay. This helps keep the tone meaningful and serious rather than flippant.
An Ending That Stretches the Insight Into the Future
But one day this fall, Dr. Hicks, our Head of School, asked me a question that he hoped all seniors would reflect on throughout the year: "How can I participate in a thing I do not govern, in the company of people I did not choose?"
The ending of the essay reveals that Stephen's life has been one long preparation for the future. He has emerged from chaos and his dad's approach to parenting as a person who can thrive in a world that he can't control.
This connection of past experience to current maturity and self-knowledge is a key element in all successful personal essays. Colleges are very much looking for mature, self-aware applicants. These are the qualities of successful college students, who will be able to navigate the independence college classes require and the responsibility and quasi-adulthood of college life.
What Could This Essay Do Even Better?
Even the best essays aren't perfect, and even the world's greatest writers will tell you that writing is never "finished"—just "due." So what would we tweak in this essay if we could?
Replace some of the clichéd language. Stephen uses handy phrases like "twists and turns" and "don't sweat the small stuff" as a kind of shorthand for explaining his relationship to chaos and unpredictability. But using too many of these ready-made expressions runs the risk of clouding out your own voice and replacing it with something expected and boring.
Use another example from recent life. Stephen's first example (breaking into the van in Laredo) is a great illustration of being resourceful in an unexpected situation. But his essay also emphasizes that he "learned to adapt" by being "different things to different people." It would be great to see how this plays out outside his family, either in the situation in Laredo or another context.

Example 2: By Renner Kwittken, Tufts Class of '23 (Common App Essay, 645 words long)
My first dream job was to be a pickle truck driver. I saw it in my favorite book, Richard Scarry's "Cars and Trucks and Things That Go," and for some reason, I was absolutely obsessed with the idea of driving a giant pickle. Much to the discontent of my younger sister, I insisted that my parents read us that book as many nights as possible so we could find goldbug, a small little golden bug, on every page. I would imagine the wonderful life I would have: being a pig driving a giant pickle truck across the country, chasing and finding goldbug. I then moved on to wanting to be a Lego Master. Then an architect. Then a surgeon.
Then I discovered a real goldbug: gold nanoparticles that can reprogram macrophages to assist in killing tumors, produce clear images of them without sacrificing the subject, and heat them to obliteration.
Suddenly the destination of my pickle was clear.
I quickly became enveloped by the world of nanomedicine; I scoured articles about liposomes, polymeric micelles, dendrimers, targeting ligands, and self-assembling nanoparticles, all conquering cancer in some exotic way. Completely absorbed, I set out to find a mentor to dive even deeper into these topics. After several rejections, I was immensely grateful to receive an invitation to work alongside Dr. Sangeeta Ray at Johns Hopkins.
In the lab, Dr. Ray encouraged a great amount of autonomy to design and implement my own procedures. I chose to attack a problem that affects the entire field of nanomedicine: nanoparticles consistently fail to translate from animal studies into clinical trials. Jumping off recent literature, I set out to see if a pre-dose of a common chemotherapeutic could enhance nanoparticle delivery in aggressive prostate cancer, creating three novel constructs based on three different linear polymers, each using fluorescent dye (although no gold, sorry goldbug!). Though using radioactive isotopes like Gallium and Yttrium would have been incredible, as a 17-year-old, I unfortunately wasn't allowed in the same room as these radioactive materials (even though I took a Geiger counter to a pair of shoes and found them to be slightly dangerous).
I hadn't expected my hypothesis to work, as the research project would have ideally been led across two full years. Yet while there are still many optimizations and revisions to be done, I was thrilled to find -- with completely new nanoparticles that may one day mean future trials will use particles with the initials "RK-1" -- thatcyclophosphamide did indeed increase nanoparticle delivery to the tumor in a statistically significant way.
A secondary, unexpected research project was living alone in Baltimore, a new city to me, surrounded by people much older than I. Even with moving frequently between hotels, AirBnB's, and students' apartments, I strangely reveled in the freedom I had to enjoy my surroundings and form new friendships with graduate school students from the lab. We explored The Inner Harbor at night, attended a concert together one weekend, and even got to watch the Orioles lose (to nobody's surprise). Ironically, it's through these new friendships I discovered something unexpected: what I truly love is sharing research. Whether in a presentation or in a casual conversation, making others interested in science is perhaps more exciting to me than the research itself. This solidified a new pursuit to angle my love for writing towards illuminating science in ways people can understand, adding value to a society that can certainly benefit from more scientific literacy.
It seems fitting that my goals are still transforming: in Scarry's book, there is not just one goldbug, there is one on every page. With each new experience, I'm learning that it isn't the goldbug itself, but rather the act of searching for the goldbugs that will encourage, shape, and refine my ever-evolving passions. Regardless of the goldbug I seek -- I know my pickle truck has just begun its journey.
Renner takes a somewhat different approach than Stephen, but their essay is just as detailed and engaging. Let's go through some of the strengths of this essay.
One Clear Governing Metaphor
This essay is ultimately about two things: Renner’s dreams and future career goals, and Renner’s philosophy on goal-setting and achieving one’s dreams.
But instead of listing off all the amazing things they’ve done to pursue their dream of working in nanomedicine, Renner tells a powerful, unique story instead. To set up the narrative, Renner opens the essay by connecting their experiences with goal-setting and dream-chasing all the way back to a memorable childhood experience:
This lighthearted–but relevant!--story about the moment when Renner first developed a passion for a specific career (“finding the goldbug”) provides an anchor point for the rest of the essay. As Renner pivots to describing their current dreams and goals–working in nanomedicine–the metaphor of “finding the goldbug” is reflected in Renner’s experiments, rejections, and new discoveries.
Though Renner tells multiple stories about their quest to “find the goldbug,” or, in other words, pursue their passion, each story is connected by a unifying theme; namely, that as we search and grow over time, our goals will transform…and that’s okay! By the end of the essay, Renner uses the metaphor of “finding the goldbug” to reiterate the relevance of the opening story:
While the earlier parts of the essay convey Renner’s core message by showing, the final, concluding paragraph sums up Renner’s insights by telling. By briefly and clearly stating the relevance of the goldbug metaphor to their own philosophy on goals and dreams, Renner demonstrates their creativity, insight, and eagerness to grow and evolve as the journey continues into college.
An Engaging, Individual Voice
This essay uses many techniques that make Renner sound genuine and make the reader feel like we already know them.
Technique #1: humor. Notice Renner's gentle and relaxed humor that lightly mocks their younger self's grand ambitions (this is different from the more sarcastic kind of humor used by Stephen in the first essay—you could never mistake one writer for the other).

Renner gives a great example of how to use humor to your advantage in college essays. You don’t want to come off as too self-deprecating or sarcastic, but telling a lightheartedly humorous story about your younger self that also showcases how you’ve grown and changed over time can set the right tone for your entire essay.
Technique #2: intentional, eye-catching structure. The second technique is the way Renner uses a unique structure to bolster the tone and themes of their essay . The structure of your essay can have a major impact on how your ideas come across…so it’s important to give it just as much thought as the content of your essay!
For instance, Renner does a great job of using one-line paragraphs to create dramatic emphasis and to make clear transitions from one phase of the story to the next:
Suddenly the destination of my pickle car was clear.
Not only does the one-liner above signal that Renner is moving into a new phase of the narrative (their nanoparticle research experiences), it also tells the reader that this is a big moment in Renner’s story. It’s clear that Renner made a major discovery that changed the course of their goal pursuit and dream-chasing. Through structure, Renner conveys excitement and entices the reader to keep pushing forward to the next part of the story.
Technique #3: playing with syntax. The third technique is to use sentences of varying length, syntax, and structure. Most of the essay's written in standard English and uses grammatically correct sentences. However, at key moments, Renner emphasizes that the reader needs to sit up and pay attention by switching to short, colloquial, differently punctuated, and sometimes fragmented sentences.

In the examples above, Renner switches adeptly between long, flowing sentences and quippy, telegraphic ones. At the same time, Renner uses these different sentence lengths intentionally. As they describe their experiences in new places, they use longer sentences to immerse the reader in the sights, smells, and sounds of those experiences. And when it’s time to get a big, key idea across, Renner switches to a short, punchy sentence to stop the reader in their tracks.
The varying syntax and sentence lengths pull the reader into the narrative and set up crucial “aha” moments when it’s most important…which is a surefire way to make any college essay stand out.
Renner's essay is very strong, but there are still a few little things that could be improved.
Connecting the research experiences to the theme of “finding the goldbug.” The essay begins and ends with Renner’s connection to the idea of “finding the goldbug.” And while this metaphor is deftly tied into the essay’s intro and conclusion, it isn’t entirely clear what Renner’s big findings were during the research experiences that are described in the middle of the essay. It would be great to add a sentence or two stating what Renner’s big takeaways (or “goldbugs”) were from these experiences, which add more cohesion to the essay as a whole.
Give more details about discovering the world of nanomedicine. It makes sense that Renner wants to get into the details of their big research experiences as quickly as possible. After all, these are the details that show Renner’s dedication to nanomedicine! But a smoother transition from the opening pickle car/goldbug story to Renner’s “real goldbug” of nanoparticles would help the reader understand why nanoparticles became Renner’s goldbug. Finding out why Renner is so motivated to study nanomedicine–and perhaps what put them on to this field of study–would help readers fully understand why Renner chose this path in the first place.
4 Essential Tips for Writing Your Own Essay

#2: Read Other Essays to Get Ideas for Your Own
As you go through the essays we've compiled for you above, ask yourself the following questions:
- Can you explain to yourself (or someone else!) why the opening sentence works well?
- Look for the essay's detailed personal anecdote. What senses is the author describing? Can you easily picture the scene in your mind's eye?
- Find the place where this anecdote bridges into a larger insight about the author. How does the essay connect the two? How does the anecdote work as an example of the author's characteristic, trait, or skill?
- Check out the essay's tone. If it's funny, can you find the places where the humor comes from? If it's sad and moving, can you find the imagery and description of feelings that make you moved? If it's serious, can you see how word choice adds to this tone?
Make a note whenever you find an essay or part of an essay that you think was particularly well-written, and think about what you like about it . Is it funny? Does it help you really get to know the writer? Does it show what makes the writer unique? Once you have your list, keep it next to you while writing your essay to remind yourself to try and use those same techniques in your own essay.
#3: Find Your "A-Ha!" Moment
All of these essays rely on connecting with the reader through a heartfelt, highly descriptive scene from the author's life. It can either be very dramatic (did you survive a plane crash?) or it can be completely mundane (did you finally beat your dad at Scrabble?). Either way, it should be personal and revealing about you, your personality, and the way you are now that you are entering the adult world.

#4: Start Early, Revise Often
Let me level with you: the best writing isn't writing at all. It's rewriting. And in order to have time to rewrite, you have to start way before the application deadline. My advice is to write your first draft at least two months before your applications are due.
Let it sit for a few days untouched. Then come back to it with fresh eyes and think critically about what you've written. What's extra? What's missing? What is in the wrong place? What doesn't make sense? Don't be afraid to take it apart and rearrange sections. Do this several times over, and your essay will be much better for it!

The Essays That Got Me Accepted to Kellogg’s MBA Program
All business school adcom members want to read essays that discuss the time you saved the day at work, right? That is what I thought when I first sat down to write my Kellogg business school essays . I racked my brain to think of heroic stories where my decisions and leadership saved my company lots of time and money. It led me down a long path describing a sales deal I closed worth millions in revenue. After I finished my first draft, I realized that my story expertly touted my professional accomplishments but did not scratch the surface explaining how I thought, planned, led, or made decisions. I opened a new Microsoft Word document and started over.
Business schools do not just want to read about the time you save the day at work.
What do business schools REALLY want to read about?
Business schools want to read about what you are going to do to become a transformative business leader ; one that is going to enact change and influence people. One of the best ways to show these qualities and potential is to write an essay that demonstrates how you have acted intentionally in your career and personal life, and how you will continue to act intentionally once you earn your MBA.
3 steps to demonstrating your intentionality
When I applied to Kellogg, the school’s essay prompts focused on leadership and growth. To distinguish myself, I made sure that the theme of intentionality shined through in my final essay submissions.
First, I highlighted that I had a track record of laying out and purposefully acting on plans to accomplish my career goals. This meant outlining the steps I took to achieve the most prestigious company-wide sales title at Four Seasons Hotels and Resorts during my first job and explaining how I helped hotel clients achieve their revenue goals through strategic consulting at my second job with TravelClick.
Second, I emphasized that I had thoughtfully set future professional goals that required an MBA . My essays explained that my short- and long-term career goals centered around entering the real estate industry. Given that I had spent six years in hotel operations out of college, this was a logical transition. However, as an undergrad history major and career salesperson, I had minimal finance training which would be required to evaluate developments and investments . I needed an MBA program to fill in the gaps and teach me finance and accounting skills for my first real estate position out of Kellogg.
Last and most importantly, I underscored the intentionality behind my decision to apply to Kellogg. I demonstrated that I had thoroughly researched the program’s offerings and determined that it was the best program to support my goals. I cited the specific real estate classes, clubs, and conferences that I would become involved in while enrolled. I even cited specific MBA summer internships that I wanted, and how the Kellogg ecosystem provided me access to alums who worked at those companies, as well as on-campus recruitment opportunities.
Bottom line
During my two years as a Kellogg Student Admissions Reader, I found that I was always most impressed by students who described the intentionality behind their past achievements, future goals, and application to Kellogg. ‘Property poetry’? Real estate ads and literature have more in common than you might think

A few years ago, I turned some real estate advertisements into poems by adding line breaks:

I was interested, among other things, in asking what happens when we compare the language of real estate copy with more obvious forms of poetry.
If you read a real estate ad with the same attention you might bestow on a poem you can observe how it deploys metre, metaphor, and the tropes of landscape poetry. You can note how some advertisements directly reference the sublime or the picturesque, and how others open with a rhyming couplet.

Australian poet Lucy Van characterises real estate copy as a form of poetry. No other poetry, she observes ,
is more familiar to the Australian reading audience, more widely read and better understood, not only for what is said but importantly for what is not said, than the 150-200 word copy that flogs real estate.
Like other paid work involving some form of writing, real estate copywriting, or what Van calls “property poetry,” is a job that has attracted writers of literature. I know at least one Australian creative writer who has worked in this industry.
Courses on writing real estate advertisements are run by the Australian Writers’ Centre : pitched at “a writer with a passion for property or an agent looking to hone your ad writing skills.” A key learning outcome of such a course is developing the ability to “add value,” or push up the price of the property through your description of it.
The literary nature of real estate copy raises several larger questions. What is the relationship between writing and ownership of land? What is the history of writers “adding value” to landed property? How does literature normalise and respond to the inequities of private property in Australia?
19th-century real estate copy
The history of people comparing the language of real estate to poetry is at least as old as the boom in property auctions and real estate advertisements that occurred in early 19th-century England.
Newspapers frequently joked about the poetic language used in real estate auctions and ads. They consistently, if facetiously, described the prominent real estate auctioneer, George Robins, as a landscape poet, on par with William Wordsworth.
Poets of the period were also aware of the proximities between their writing and that of the burgeoning real estate industry. In his long, rambling poem Don Juan, Lord Byron compares himself to an auctioneer. This is after his lengthy description of a Gothic Abbey:
An old, old monastery once, and now Still older mansion, of a rich and rare Mix’d Gothic, such as artists all allow Few specimens yet left us can compare.
Fittingly, Byron’s lines were taken up by his acquaintance, the auctioneer Robins, who quoted them in ads for the sale of an abbey in The Times in 1846 .
Descriptive poems oriented around a house and property are, of course, older than real estate copy. An obvious example in English literature is the 17th-century Country House poem, which praises the country house owner through praising their property.
But these poems are not about houses or estates on the market. In England up until the 19th century, a real estate industry did not exist. Laws and cultural norms meant the family estate was typically passed down as an undivided parcel of land from one male heir to the next, rather than sold.
These laws – and their exclusion of women and younger sons of landowning families – motivate the plots of most of Jane Austen’s novels.
They are why, in Sense and Sensibility, Marianne and Elinor Dashwood must leave the house they grew up in when their father dies, and become dependent on the charity of their relatives. Similarly in Pride and Prejudice, Mr Bennet’s house and land – since he only has daughters – will go to Mr Collins upon his death.
Laws of primogeniture kept land ownership in the hands of a small, privileged and overwhelmingly male group. They also concentrated political power in that same class. Owning land brought with it political rights, such as the right to vote.

Real estate and the colony
The more contemporary attitude towards land as a commodity (something that only comes up in Austen’s later work, especially her final, unfinished novel, Sanditon ) is inextricable from the history of colonialism.
In the British colonies, property law, rather than privileging an ancestral chain of ownership, was developed to dispossess First Nations people as efficiently as possible. Laws and customs were then exported elsewhere, including to imperial centres. As the Australian poets Astrid Lorange and Andrew Brooks have put it,
[t]he “vacant” land of the settler colony provided the conditions for modern property laws to be written and enacted.
Thomas H. Ford and Justin Clemens have shown how the Australian judge, Romantic poet, and Wordsworth acolyte, Barron Field, in both his legal rulings and his poetry, established the foundations for terra nullius : the notion that Australia was an empty, unowned land.
Field’s sweeping nullification of First Nation sovereignty in his poetry and his judgements rendered the country as one without history. Australia could be an Enlightenment blank space for colonial experiments structured around a land market.

For example, the establishment of South Australia was heavily influenced by the theories of author Edward Gibbon Wakefield , who argued for establishing a colony funded through land sales to settlers. Richard Robert Torrens , parliamentarian and briefly Premier of South Australia, further refined the settler property regime through the Torrens system , which offered a simple and effective way to establish title to land and erased First Nations’ ownership. Torrens Title quickly became standard throughout the British empire.
Writer and theorist Aileen Moreton-Robinson, in her book, The White Possessive: Property, Power, and Indigenous Sovereignty , places real estate at the heart of contemporary white Australian settler consciousness. For Moreton-Robinson, Australian national identity “is built on the disavowal of Indigenous sovereignty because the nation is socially and culturally constructed as a white possession”.
Moreton-Robinson notes that the settler reaction to the 1992 Mabo decision granting native title was a “discourse of loss” and fear of “dispossession” ultimately “orchestrated to recenter white possession of the nation.”
More recently, in the Voice referendum, part of the “No” campaign presented the Voice as a conspiracy to seize privately owned property. The successful “No” campaign thrived from the inherent contradiction between Indigenous sovereignty and settler ownership of stolen land.

Critiquing our real estate obsession
Kate Holden’s recent nonfiction book, The Winter Road: A Story of Legacy, Land and a Killing at Croppa Creek , centres on the well-publicised murder by elderly farmer Ian Turnbull of an environmental protection officer, Glen Turner. For Holden, Turner’s murder, and the sympathy Turnbull subsequently won from the public, cannot be isolated from the living legacy of invasion and colonisation.
Holden connects Turnbull’s persistence in illegally clearing vast tracts of koala habitat, and his murder of Turner, to British Enlightenment theories of property. The English philosopher John Locke , she observes, “placed emphasis on labour to morally justify the owning of property. The more work put into the land, the more settled a man was upon it.”
Holden traces associations between Locke’s ideas, the history of terra nullius and the “strange, morbid fixation in Australian myth of just how hard a person has to work on this land.” She writes,
[b]y the time of Australia’s settling, the ineluctable mark of a British citizen was land ownership. It enfranchised him, gave him rights […] Land – elemental, foundational – was the desperately prized asset in a new colony. Without it, man was only an object.
Successive governments and polls acknowledge that home ownership continues to be an “aspiration” of an overwhelming majority of Australians, even if it is out of reach to an increasing proportion of the population.
Yet the contradictions and inequities surrounding the trade in stolen land are rehearsed largely without reflection or analysis across contemporary Australian culture.
TV series like Luxe Listings Sydney (where million-dollar ocean view mansions are sold to a tiny, cashed-up clientele), The Block, and Escape from the City, participate in a nation-wide settler obsession with real estate.

Michelle de Kretser’s recent novel Scary Monsters , like Van’s essays, takes a more critical approach to real estate culture.
An interest in property suffuses both halves of de Kretser’s bifurcated novel, particularly obvious in the “Lyle” section, set in a dystopic future not that different from the present. It begins with a “For Sale” sign, soon followed by interpolated real estate copy, that, in keeping with de Kretser’s novel is drily foreboding:
Here is a house that can accommodate the joys and sorrows of your family.
De Krester is nothing if not precise about how settler-colonial violence installs ownership of land at the heart of the Australian national imaginary. Lyle euthanizes his elderly mother so that he and his wife can downsize and relocate to “a luxury development”. Appropriately enough, it is in a repurposed abattoir, advertised as “an urban village in an emerging precinct where imagination, history and visionary architecture come together to create a whole new story”.
The emphasis on “new story” is deliberate. Settler real estate culture in de Kretser’s satire involves erasing history and speculating upon the future. Lyle’s migrant family abandons their heritage. Lyle dismisses Aboriginal people as
a living reminder of the past. Who feels comfortable facing up to old mistakes? […] The whole point of Australia is a bet on the future.
In Scary Monsters, real estate speculation is violently forward-looking, operating in direct contradiction with grappling with a history of dispossession. For Lyle,
Real estate is another way to say Australia. Acquiring it, changing it, making a profit on it, in short, managing the property cycle with confidence – it’s the story of our nation.
Amanda Lohrey, in her new novel The Conversion , also explores the Australian obsession with buying and renovating homes, linking renovation to the practice of silencing a past.
Australian writing can dissect the way land is owned and the how the nation is imagined as a white possession. Yet literature can also help establish and perpetuate systems of private property. Meanwhile, the real estate industry continues to learn from literature new ways to rhetorically “add value” to properties.

New Center for Real Estate Studies will encompass research, certification, networking
A new Center for Real Estate Studies has been established within The University of Tulsa’s Collins College of Business, with more than 100 students already involved so far. The new center was announced March 27 during the Friends of Finance luncheon on campus.
“I am very excited about the opportunity to launch The University of Tulsa Center for Real Estate Studies, which has been a few years in the making. The efforts to create the center came together through the support of Dean Kathy Taylor, a high level of interest and engagement from TU alumni working in the real estate industry, and the enthusiastic response of our students,” said Meagan McCollum , an associate professor of finance who will lead the initiative.
McCollum said for students who are curious about real estate – either as a potential career path or future investment opportunity – the center will offer a variety of opportunities to learn both in and out of the classroom.
“We offer a minor in real estate , a student club, opportunities to attend local and national professional conferences, research opportunities with peers and professors, and lots of networking opportunities with industry professionals,” she said. “The center will also be a nexus for academic research in real estate, providing enhanced opportunities for professors to collaborate.”
Finally, the center will be a resource for the real estate industry in Oklahoma. It will partner with government agencies, nonprofits, and private firms in Tulsa and beyond to provide independent third-party real estate research and analysis on issues that impact the community, including addressing growing housing affordability needs and shifts in demand for commercial real estate, particularly office space, in local markets.
“This center compliments the research and opportunities available in the Collins College of Business’ other two centers: Center for Energy Studies and Center for Innovation and Entrepreneurship,” said Taylor, the Genave King Rogers Dean of the college. “The support from real estate industry professionals and other faculty members including Dr. Larry Wofford and Dr. Cayman Seagraves make this center an exceptional opportunity for students from across the university.”
John Dalby, a TU finance and real estate sophomore, said the center will bring post-college experience to those currently on the undergraduate level. “For instance, connecting with professionals in the real estate field through trips and conferences is something that will help students when looking for internships or jobs in the future,” he said, “and the new research projects at the center have the potential to build skills that will translate well to the work force.”
TU students and faculty also have the opportunity to access information typically available only to industry professionals thanks to a new partnership with CoStar Group SHARE Center, which includes real estate and hospitality data. CoStar access is usually thousands of dollars a year per license, and they are providing a license to all enrolled TU students and professors teaching in real estate free of charge.
Additionally, TU students and faculty are making their mark academically. Two students, Tulsi Patel and Cailin Stauffer, along with Taylor and Professor Eric Olson recently attended the Design for Freedom conference presented by Grace Farms, a foundation started by Sharon Prince (BSBA ’85, MBA ’86), who delivered the keynote address at TU’s Friends of Finance Executive Speaker Series in October. Design for Freedom reimagines architecture by raising awareness and inspiring responses to disrupt forced labor in the building materials supply chain.
Furthermore, McCollum is being published nationally on her research on the environment and sustainability in real estate. She is also engaging with undergraduate students in research that supports work by Partner Tulsa.

In 2008 and 2009, many individuals felt that the implosion in real estate was something long term which would have consequences lasting for decades. However, in spite of these corrections in prices, the market has rebounded 20% since this time. (“After 8 Years,” 2014) This is because various properties are selling at discount relative to supply and demand inside key markets.
The factors which make a good investment include: the tremendous amounts of flexibility it provides. For instance, a property could be leased to generate income until the market prices recover. At the same time, it receives favorable tax treatment with mortgage interest, improvements and depreciation being written off. Moreover, capital gains can be avoided through what is known as a 1031 exchange. These factors mean that real estate can produce a more consistent return and offers a number of benefits in contrast with other choices. (Eldred, 2012)

There are number of different real estate vehicles which exist. The most notable include: real estate investment trusts (REITs), limited partnerships, commercial / residential properties, and raw land. REITs allow an individual to purchase a portfolio of real estate and buy / sell it similar to a stock. This will generate income in the form of dividends and capital appreciation. Limited partnerships allow someone to realize depreciation and the potential to create passive income. Commercial and residential properties can be used to: generate income, for write offs or to realize an increase in appreciation. Lindner, UC Real Estate Center announce appraiser certification
Real estate program first in ohio to meet appraisal foundation criteria.
The Carl H. Lindner College of Business and the UC Real Estate Center have announced that Lindner’s undergraduate real estate program has been certified for a real estate appraisal qualification.
The Appraisal Foundation’s Appraisal Qualifications Board has verified that the real estate courses offered by Lindner’s undergraduate real estate program meets the Real Property Appraiser Qualification Criteria’s educational requirements. The criteria establishes the minimum education, examination and experience requirements for real property appraisers.

Students interested in advancing their path toward a real estate appraisal career will benefit from this endorsement, as UC is now one of just 39 universities nationally with this designation from the Appraisal Foundation — and the only one in Ohio.
“It is a real bonus when a student has the opportunity to have their courses apply not only to a college degree but also count towards a professional certification,” said Gary Painter , PhD, BEARE Professor of Real Estate and academic director of Lindner’s real estate program. “We are excited that the Appraisal Foundation has certified that our core and elective real estate courses collectively fulfill a major component for becoming a professional appraiser.”
The Appraisal Foundation sets the Congressionally authorized standards and qualifications for real estate appraisers. Students must fulfill three pillars of criteria involving education, appraisal experience and appraisal examination.
“Professional appraisal is always in demand on both the commercial and residential side of real estate,” said Carl Goertemoeller, UC Real Estate Center executive director.

Jeff Sutton on the deals that launched his multi-billion dollar empire
“If a guy wants a corner on Fifth Avenue, he’s got to come to me”

Jeff Sutton’s vast real estate empire started with cameras.
Sutton, now known as the King of Retail, went to work for his father’s camera company after graduating college. But when the camera market fizzled, the family lost its business.
They were forced to sell a warehouse, which they had bought a few years earlier for $1.5 million with $150,000 cash and a mortgage. The Suttons sold the property for $2.8 million, and a lightbulb went off.
“I said wow, all this work we do to make cameras in Taiwan and bring them to New York… I put up 150 grand and two or three years went by and it became one million five,” Sutton recalled. “So I said, maybe real estate’s a good business to go into.”
Fast forward to today, and Sutton is one of the most successful real estate investors in the country, with a net worth estimated by Forbes at $2.7 billion. He recently sold a handful of Fifth Avenue properties to Prada and Gucci for about $1.8 billion.
The publicity-shy billionaire gave a rare interview Thursday at New York University Stern’s Chen Institute retail forum, where he and host Sam Chandan discussed some of the turning points in his career.
After the family business went under, Sutton went to work for two Garment District entrepreneurs, who wanted him to start a real estate business for them. With no money and no name recognition, he realized he needed a competitive edge.
His idea: Sutton would approach brokers selling buildings, who normally earn a 3 percent commission. He offered to pay them 6 percent if they would agree not to call anyone else about the property for 24 hours.
“It sounded stupid, but it was brilliant, because for a day [the broker] was going to make two deals instead of one,” Sutton explained. “All I needed was a day. I said to myself, for sure I’m going to save 3 percent if no one’s bidding against me on a building.”
The biggest impediment to buying a property, Sutton realized, was competition from others that drove the price up. He was essentially engineering off-market opportunities for himself. That led to more deals.
“I was getting calls from everyone, because who doesn’t want to make a double commission?” he said.
Sutton shared some stories that have become industry legend, such as how a chance encounter with a Payless Shoes executive led to his first acquisition, and how with CVS he perfected his strategy of signing tenants to leases at buildings he didn’t yet own, and then using those leases to finance the acquisitions (you can read about them here and here ).
“I know it sounds crazy, but for like four years I was literally going to closings to buy buildings and I’d walk in with a deposit slip,” he said. “I would come out with the deed and a wire to me because I knew I was borrowing more money than the guy wanted to sell the building for.”
Sutton said that when he decided to get into real estate, he chose retail because the supply of storefronts was inherently limited compared to, say, offices which could be built higher and bigger.
He pointed to the prime stretch of Fifth Avenue between East 57th and 56th streets. Those blocks’ eight corners are some of the most coveted retail real estate in the world.

Before he sold his properties, four of those corners had been owned by tenants and two were under long-term leases.
“I owned the other two, so if a guy wants a corner on Fifth Avenue, he’s got to come to me,” Sutton said.
On his deals with Prada and Gucci: “I had gone to Milan to meet one of the guys who wanted to buy both corners. But he played around a little before I got there and so before I got to his meeting in Milan I already made a deal with Prada. I shook his hand, and then when I got to the next guy I said there’s only one corner left.”
Sutton’s known for his creative approach to dealmaking. Once, he was approached by the late Sam Zell, whose Equity Office Properties was buying the office building at 717 Fifth Avenue. Zell wasn’t interested in owning the ground-floor retail, so he called Sutton up and named his price.
Sutton couldn’t initially get the math to work but he eventually came up with a solution: He could meet Zell’s price if they would split up the building’s tax bill by the square footage they owned. Sutton would pay 25 percent and EOP the remaining 75 percent. Since the retail is more valuable than the office, Zell was essentially subsidizing Sutton’s taxes.
The retail mogul also shared an anecdote about a meeting with boxing legend Floyd Mayweather.
The two happened to be at a New York Knicks game one night, and the crowd was going wild for Mayweather, who had just signed a $300 million contract for six fights.
Sutton, who didn’t know who Mayweather was, turned to him and asked why everyone was so excited.
“He said, ‘I’m Floyd Mayweather,’ and I go, ‘And?’”
When Mayweather explained the significance of his contract, Sutton shared his thoughts.
“You know at the end of the day Floyd, you’re really a dentist. A dentist only makes money when he’s drilling a tooth. You only make money when you’re boxing,” Sutton recalled. “So he says what do you do and I said I thought you’d never ask.”
Sutton explained his business and how he earns income each month on 20-year leases. Mayweather came by his office one day to check out some of his properties and the two became friendly.
One night in Las Vegas the two were on their way inside the XS Nightclub when the paparazzi spotted Mayweather, who was excited to talk about his new business venture.
“I’m not a dentist! I’m gonna make money in my sleep!,” he yelled. “I’m gonna buy real estate with this guy right here!”

A real estate agent accidentally burned a multimillion-dollar property to the ground while preparing for an open house, with her employer ordered to pay more than $555,161 in damages.
Australian real estate agent Julie Bundock was preparing for an open house at a four-bedroom home on Sydney’s northern beaches when she noticed the current renters of the house had left some bedding on the deck to dry.
She removed the sheets and threw them in a downstairs room onto a shelf below a light, which she then switched on.
About 20 minutes later a major fire broke out in the house on Riverview Road in Avalon Beach, believed to be caused by the shelf and bedding heating up and catching fire due to the wall-mounted light.
The house — estimated to be worth around $2 million — along with all of its contents, was destroyed.
The owner of the property, Peter Alan Bush, who was preparing to sell the property, took the matter to court; as did the four renters of the property who had their belongings destroyed in the fire.
Bush told the court that after the fire, Bundock said words to the effect of: “Oh my God Pete, I think I have burnt down your house,” he claimed she said in the presence of others, including his de facto partner Lynne Emanuel.
“I had been doing some tidying up. I collected some sheets drying on the veranda and threw them on top of a freestanding metal shelving in the bedroom under the stairs. I just threw them there Pete, right up against the light on the wall. I think that’s what started the fire.”
Chief Judge in Equity Justice David Hammerschlag handed down his Judgment on Tuesday in the Supreme Court, ruling that Bundock “actively created the risk of fire and the consequent harm.”
Judge Hammerschlag ordered Bundock’s employer, Domain Residential Northern Beaches, to pay Bush $483,736 for the loss of his house and a combined $79,339 to the four renters, Elise Coulter, Reggie Songaila, Lauren Coulter and Ella Eagle.
Judge Hammerschlag also ordered the agency to pay interest on the combined $563,204, from the time of the fire in May 2019.
“That a fire might be caused by putting or throwing bedding up against a burning light is obvious. That risk was plainly foreseeable, and Bundock ought to have known this,” he stated in his decision.

Judge Hammerschlag also noted that Bundock was an “aggressive and uncooperative witness” in court.
“Her evidence was clearly colored by a heightened awareness that she had caused the catastrophe,” the decision stated.
Domain Residential Northern Beaches attempted to argue that Bush and the renters also played a part in the damage as they did not inform the agency that the shelf would heat up as a result of the light.
Judge Hammerschlag rejected this suggestion.
“The submission is made in the context where none of the plaintiffs could have possibly or remotely conceived that Bundock might do what she did,” he stated.
“There was no occasion which could reasonably have called for the suggested disclosure. Bundock acted on her own motion. Her actions were the sole cause of the harm.”
Domain Residential told news.com.au they did not wish to comment on the judgment. Bundock was contacted for comment.

Every decade or so, China undergoes a political convulsion. In 1948-49, the Communists threw out the Kuomintang; in 1956, Mao's ''Great Leap Forward'' plunged the country into a depression; in 1966, the Cultural Revolution to purify the party brought on a new Dark Ages; in 1976-78, we saw Mao's would-be radical successors, the ''Gang of Four,'' replaced by pragmatic Deng Xiaoping.
Now we are celebrating the 10th anniversary of the death of Mao, and some Pekingologists would have us believe that this decade's upheaval will not come.
Mr. Deng, at 82, has provided for his succession, we are assured: it's all set for Hu Yaobang and Zhao Ziyang to succeed him, with Hu Qili of the next generation right behind. Not to worry, goes the current Edgar Snow-job: China's new era of ''commutalism,'' communism with a capitalist face, will march undisturbed into the next millennium.
I wonder. Maybe the conventional wisdom will prove right for once. But for argument's sake, let's look at what is happening in China through a different set of glasses, seeking truth from facts.
Fact number one is that a wave of materialism is sweeping across the billion people of China. After a generation of repression, good ol' greed is back in the saddle, and an I'm-all right-Deng attitude permeates the new entrepreneurs.
As a longtime expositor of the virtue of greed in powering the engine of social progress, I cannot cluck-cluck at this. But there is a difference between the materialism of the Chinese on Taiwan, who are accustomed to free enterprise, and the lust for the good life of available goods on the mainland, where a terrible thirst has been a-building.
Let us assume that the outburst of materialism in China leads to some reaction: that some spoilsport faction emerges to summon up the ghost of Mao's ideological purity, and that this new gang of fortyish Outs finds its way back in. It is at least a possibility.
I think that shrewd old Deng is well aware of this possibility. That is why, despite his ostentatious rejection of personal cultdom, he is preparing his most dramatic assault on the memory of Mao. That father of the revolution startled the world by breaking with the Soviet Union; Mr. Deng, playing a revisionist Lenin to Mao's Marx, wants to startle the world and overwhelm internal opposition by a rapprochement with Moscow.
Accordingly, fact two: He has abandoned his demand that Russia move back its huge army from the Chinese border, thereby double-crossing his own Army leaders. He has forgotten his requirement that Soviet forces be withdrawn from Afghanistan, thereby double-crossing his Westernish ally, Pakistan.
All Mr. Deng now asks of the Russians is that they try to squeeze their Vietnamese clients to pull out of Cambodia. Of course they'll try - ''best efforts'' is an easy promise - and since the Vietnamese are notoriously independent, Moscow cannot be blamed for not succeeding. Result: Mr. Deng takes the salute from atop the wall in Red Square.
That reestablishes his Communist credentials, defanging hard-left opposition at home. And it is Middle Kingdom orthodoxy; I suspect Chinese agents in the U.S. supply the K.G.B. with intelligence, just as Peking permits our Big Ears on its soil to overhear Kremlin transmissions. Chinese policy has always been to play the barbarians against each other.
This theory would also explain fact three: Mr. Gorbachev's seizure of a U.S. newsman as hostage. It is no coincidence that this particular hostage selection follows China's arrest and expulsion of a reporter for a U.S. newspaper. The Soviet leader, advised by Anatoly Dobrynin, must have known that this slap in the face would jeopardize a summit - and went ahead with his calculated humiliation, similar to Mr. Nixon's mining of Haiphong harbor before his Moscow summit in 1972.
Because the Russians now have the prospect of a pilgrimage to Moscow by Mr. Deng, they can taunt the U.S. President with impunity. As Mr. Dobrynin probably predicted, Mr. Reagan is reduced to begging for the hostage's release, in effect volunteering testimony to a Soviet court, in his eagerness to crown his Presidency with a peacemaking summit.
Now Mr. Gorbachev can hang tough, holding a show trial and thereby delaying negotiations with the U.S. until the Deng visit - or can graciously accede to the Reagan plea, thereby establishing his dominance. And the overconfident Mr. Reagan never suspected, as he sat down to summit poker, that this time the China card was in his opponent's hand.
